Site visit & your brief
We meet at the property to understand what you want to achieve. We discuss the existing layout, access, services, your priorities, budget and preferred timing. Bring your ideas, photographs or any drawings you already have.

Your written quotation
We provide a written quotation setting out the proposed work and price, with the specification, allowances and exclusions explained. If survey findings or design decisions need resolving, we identify them so you understand what the quotation covers.
- 03
Drawings, if required
We offer planning drawings, building regulations drawings and application support. Where drawings or specialist information are needed to finalise the build price, we agree that work and its fees first, then confirm the construction quotation against the developed design.

A written contract
Before construction starts, we provide a written contract covering the agreed work, price, payment stages, programme and responsibilities. Materials, finishes, allowances and project-specific guarantee terms are confirmed in the agreed documents.

Prepare for the build
We agree site access, working arrangements, deliveries and how the work will affect your home. We coordinate the trades and agree the programme, project contact and communication arrangements so you know who to speak to.

Manage the construction
UBL coordinates the agreed services throughout the build, from groundworks and structure to the finishing trades. We keep you informed about progress, upcoming decisions and any issues that affect the programme. Proposed changes and their cost or timing implications are agreed in writing before the changed work proceeds.

Complete the finishes
We bring the agreed plumbing, electrics, heating, kitchen or bathroom installation, plastering, flooring and decoration together. The finishing specification and site clearance form part of the agreed scope, rather than being left for you to coordinate separately.

Walk through & hand over
We review the finished work with you, agree any final snagging items and arrange their completion. We explain the relevant handover information, provide applicable certificates and product information, and confirm the contact route for questions after handover.

Do I need drawings before contacting UBL?
No. We can start with your ideas and offer drawings if needed. If you already have plans, send them over so we can review the scope and prepare a quotation.

Yes. We offer full turnkey projects covering all the agreed services, from design and preparation to construction and finishing. The written scope makes clear what UBL is coordinating and any work you are arranging separately.
How are payments and changes handled?
The payment schedule is set out in the written contract. If you request a change, or site conditions mean the work needs revising, we discuss the scope, price and timing and agree the change in writing.
What happens at completion?
We walk through the work with you, agree any final snagging and complete the handover. Applicable certificates, product information and the agreed guarantee details are part of the project handover.
