Planning an extension?

Practical answers to help you understand the route from your first enquiry to the finished space.
← Back to homeDo you provide planning and building regulations drawings?
Yes. UBL offers planning drawings and building regulations drawings, with application support and specialist design coordination where required. We agree the drawing scope and fees before starting. You can also use our drawing service independently of a building project.
Do I need planning permission for my extension?
This depends on your property, the proposed design and any restrictions that apply. We discuss the approval route for your particular project and the checks needed before construction. Planning permission and building regulations are separate matters; a design should not be treated as approved until the required decisions are in place.
Can you build from drawings I already have?
Yes. Send your plans and any structural or specification information with your enquiry. We review the proposed work, access and details before preparing a quotation.
How long will the extension take?
The programme depends on the size, construction method, access, approvals and finishes. After reviewing your project we discuss a realistic schedule. We explain any changes that affect the programme as the work progresses.
Can we live at home while the work is carried out?
Often this can be planned around the household, but it depends on the work and how rooms and services are affected. We discuss access, dust, temporary disruption and any periods when a room or service will be unavailable before the build starts.
How are payments arranged?
Your written contract sets out the agreed payment stages and when each is due. Any deposit and stage payments are confirmed for your particular project before work starts.
What is included in a turnkey project?
UBL coordinates all the services included in your written quotation, from preparation and structure through to the agreed finishes and handover. Drawings, plumbing, electrics, kitchens, flooring and decoration can be included where agreed. The quotation makes clear what is included and what you are supplying.
What happens if I want to change something?
We discuss the revised work, cost and effect on the programme, then agree the change in writing before proceeding.
Do you provide a written quotation and contract?
Yes. We provide a written quotation with the agreed scope and specification, followed by a written contract covering the work, payment stages and working arrangements.
What guarantees and aftercare do you offer?
We offer 5-year workmanship cover on qualifying work, with project-specific terms confirmed in writing. Manufacturer warranties are separate. We walk through the work at handover and discuss any issues raised afterwards. See our guarantees page for the process.
Is the site visit automatically booked when I submit the form?
No. Sending the form requests a visit. UBL contacts you to discuss the project, confirm coverage and availability, and agree a suitable appointment. Any chargeable survey or drawing work is agreed before it starts.
